Details
This 137.59 acre farm is located in Central Georgia and situated in an intensive agricultural area of South Eastern Dodge County Georgia. The property is 5.5 miles NE of Chauncey, Georgia on State Highway 165 and has 0.9 miles of road frontage. Approximately 80% of the farm is established in tillable cropland with 85% of this is under center pivot irrigation. Irrigation water is supplied from an 8-inch irrigation well with an electric pump and a 6.3-acre lake. The irrigation systems are comprised of one 5 tower Reinke Pivot and one 5 tower Valley Pivot. Both systems can run at the same time, one pumping water from the well and one from the pond. The systems are also set up to pump water from either the well or pond. This farm provides an excellent investment opportunity due to the high percentage of irrigated acres and the existing soil types. The farm has previously been in permanent pasture, completely fenced and has been maintained as a cattle operation. The pastureland was converted to cropland in the Spring of 2024 in order for typical row crop or vegetable production and planted in corn and peanuts by the present owners. The farm is not presently under a lease for 2024, but a local farmer has agreed to lease the operation from the Buyer if in the event the Buyer does not want to farm it himself. Details on this potential Lessee's offer and other detailed information on the farm can be provided upon request.
